How to Choose a Kitchen Remodeling Contractor

Choosing the right contractor is the single biggest factor in whether your kitchen remodel goes smoothly or turns into a headache. It's a decision that affects your budget, your timeline, and honestly, your peace of mind for months. If you're a homeowner in Burr Ridge, Hinsdale, Western Springs, or one of the surrounding suburbs, here's what actually matters when you're vetting who to hire.

Start With Licensing and Insurance—But Know What Illinois Actually Requires

Illinois doesn't issue a statewide license specifically for general remodeling contractors, which surprises a lot of homeowners. That doesn't mean anything goes, though. Many municipalities in the Chicago area, including some of the suburbs we work in, require contractors to register or hold a local license before pulling permits. Beyond that, any legitimate contractor should carry general liability insurance and workers' compensation coverage, and should be willing to show you proof without hesitation. If a contractor gets vague or defensive when you ask for insurance certificates, that's worth paying attention to.

Illinois also has a Home Repair and Remodeling Act that requires certain consumer protections in writing, including a written contract for larger jobs. A contractor who's used to working in this market should already have contract language that reflects this—you shouldn't have to ask for it.

Look for Contractors Who Know the Local Housing Stock

Kitchens in Clarendon Hills or Indian Head Park often sit inside homes built decades ago, with plaster walls, older electrical panels, cast iron or galvanized plumbing, and layouts that weren't designed with modern appliances or open-concept living in mind. A contractor who's remodeled a lot of newer construction in far-flung subdivisions may be less prepared for what's behind the walls of a 1960s brick ranch in Palos Park than one who's worked on similar homes regularly.

Ask directly: "Have you done kitchens in homes like mine, in this area?" A contractor with real Chicagoland experience will be able to talk specifically about things like knob-and-tube wiring surprises, load-bearing wall considerations when opening up a galley kitchen, or how local building departments in towns like Oak Brook or Western Springs tend to handle inspections.

Ask About the Permit Process—And Who's Handling It

Permitting requirements vary town by town in this area, and timelines can differ quite a bit depending on the scope of your project and the municipality's current workload. A kitchen remodel that involves moving plumbing, adding circuits, or altering structural elements will almost always require permits. A contractor who tells you permits "aren't necessary" for that kind of work, or suggests skipping them to save time, is a red flag—unpermitted work can create real problems when you go to sell your home. A trustworthy contractor should be able to explain, in plain terms, what permits your project will need and who's responsible for pulling them.

Check References and Actual Completed Work

Photos on a website are a starting point, not proof. Ask for references from projects completed in the last year or two, ideally in your area, and actually call them. Ask homeowners how communication was during the project, whether the timeline held up, and how the contractor handled anything that didn't go as planned—because on almost every remodel, something requires an adjustment. Get a Detailed, Written Estimate—Not Just a Number

A trustworthy estimate breaks down materials, labor, and allowances for items like cabinets, countertops, and appliances, so you understand what you're actually paying for. Kitchen remodel costs in this area vary widely depending on the scope—a modest cabinet and countertop refresh is a very different investment than a full gut renovation with layout changes, structural work, or high-end finishes. Be cautious of a contractor who gives you a number over the phone without seeing your space, and equally cautious of a bid that comes in dramatically lower than everyone else's—that gap usually shows up later in change orders or corner-cutting. A proper consultation should walk through your goals, your space, and your budget before any number gets put on paper.

Pay Attention to Communication From the Start

How a contractor communicates during the bidding process is a good preview of how they'll communicate once your kitchen is torn apart and you're washing dishes in the bathroom sink. Do they answer questions clearly? Do they follow up when they say they will? Do they explain tradeoffs honestly, even when the answer isn't what you want to hear?
